Aim

This course addresses different forms of financing and credit issues with a specific focus on different types of real estate credits and financing of real estate projects. The course provides knowledge and skills concerning different financing and credit forms both from society´s and lenders´ and debtors´ perspectives.

Learning outcomes

Knowledge and understanding
For a passing grade the student must

• Understand the difference between different forms of financing and the pro and cons with these from a social and private perspective
• Possess knowledge about the role of the financial market and how it works
• Master the different securities possible for credit
• Be able to determine the financial condition of a company;
• Possess knowlegde about techniques for securing loans and securitization.

Competences and skills
For a passing grade the student must

Be able to:

 

• Analyze different finance and credit instruments, understand how they are constructed and what role they fill
• Evaluate a credit application within the real estate market, particularly with respect to security requirements.

Judgement and approach
For a passing grade the student must

• Understand how the financial and credit markets work and evaluate and analyze different types of instruments and securities
• Understand credit safty

Contents

The financial market is very important for a well functioning society. To understand and be able to analyze how alternative financing and credit instruments work and affect the market is of great importance. This course primarily addresses financing and credit issues with a specific focus on different types of real estate credit and the financing of real estate projects. Different credit forms and the link to the real estate market are analyzed and compared. Credit security is necessary in this context and in line with the significant societal interest that exists in real estate financing, the course has a particular focus on these.

Mortgaging deeds are extensively addressed as well as alternative security forms - such as floating charges and securities. The methods used by credit institutions to assess credit are addressed. The method used by the credit market to acquire capital - such as issuing bonds and securitization - are important components in the course.

The course involves a project undertaken in groups.

Assessment: Final examination and participation in and delivery of project.
