Aim
The objective of the course is to further development knowledge on both practical as well as theoretical levels within the theme of property and facilities (buildings and/or installations) owned in common.

Knowledge and understanding
For a passing grade the student must

• Describe the regulations found in the Swedish Joint Facilities Act regarding facilities owned in common;

• Describe other laws in which a cooperation between two or more real estate parcels is involved, for example, rights of use such as hunting or fishing rights;

• Describe the theoretical view as to the common management of land (commons); and

• Analyze different forms of management of commons based on land tenure in other countries.

Skills and abilities
For a passing grade the student must

• Conduct a case study of a joint facility or joint property unit;

• Analyze the degree of viability in the joint facility and fairness in the allocation of liability and rights between the owners of the real estate; and

• Apply the Swedish perspective as to joint facilities in an international perspective.

Judgement and approach
For a passing grade the student must

• Have developed his or her ability in being able to lead and participate as a decision-maker or other actor in issues based on common ownership between real estate owners; and

• Understand the consequences of decisions from the perspectives of the parties involved.

Contents
This course addresses the modes of cooperation in the real estate sector as primarily treated in the Joint Facilities Act, the act concerning the administration of properties owned in common and other real estate legislation.

Property formation as a method of creating joint facilities and other forms of possession that affect several landowners are studied, as well as the amendments to and repeals of similar institutions in similar areas. An important part of the course concerns the administration of these areas, with a focus on the individual real estate owner's rights and obligations against an association. Also addressed are the theoretical bases in the administration of common rights, with international examples. The significance of the concept of real estate for the development and administration of common rights is also examined, as is the "Tragedy of the Commons." Perspectives of sustainable institutions in land tenure.
