REAL ESTATE MANAGEMENT

Higher education credits: 9. Grading scale: TH. Level: G2 (First level). Language of instruction: The course will be given in Swedish. Optional for: L4fa, L4fu, V4fu. Course coordinator: Stefan Olander, stefan.olander@bekon.lth.se, Byggproduktion. Prerequisites: V: VBE013 The Construction Process and Business Economics or similar. L: VFT045 Real Estate Economics. The course might be cancelled if the numer of applicants is less than 15. Assessment: Excellent work will be rewarded with high marks. Assignments consist of written examination and project work. Aim
The subject aims at imparting the knowledge and understanding for real estate management in construction process with regard to real estate economy appraisal, technical and administrative management together with legislation and taxation.

Knowledge and understanding
For a passing grade the student must

Describe real estate managements role in the construction process.
Explain how the communities effect the real estate management and the players.
Describe real estate management in perspective to sustainable development.
Propose how real estate companies can help organize, lead and administer real estate.

Skills and abilities
For a passing grade the student must

Analyse the basis for real estate purchasing.
Carry out inventory check of real estate technical status
Carry an environmental inventory of real estate.
Establish a maintenance plan on the basis of technical and environment inventory.
Perform cost and benefit analysis for reconstruction alternatives.
Propose and calculate financial analysis for reconstruction alternatives.
Perform income and cost calculations.
Calculate liquidity and yearly cost in terms of cash flow.

Judgement and approach
For a passing grade the student must

Analyse and evaluate properties with the help of ratio analysis and calculations from mentioned inquiries.
Present a comprehensive result of analysis and evaluation both orally or written.

Contents
In general the subject focuses on the understanding of real estate management in construction process. Specifically the subject focuses on real estate management, cost and benefit analysis, cash flow analysis and lifecycle economy. In addition, financing, real estate law and real estate tax regulations will also be introduced. Other relevant areas that will be taught are planning of operations and maintenance, design and technical solutions for older buildings.
